Fair Housing Advocates of Northern California (FHANC) works to eliminate housing discrimination and promote equal housing opportunities through education and outreach, advocacy, counseling, enforcement, and compliance programs.

Every gift helps us to further our mission by empowering renters by counseling them on their rights; informing housing providers about new local, state, and federal laws; preventing
foreclosure; advocating for persons with disabilities and assisting them to obtain reasonable accommodations or reasonable modifications; educating first-time homebuyers; or investigating housing discrimination.

Giving monthly via electronic fund transfer (EFT) is the most effective way to help us to provide equal opportunities in housing for all, promote diversity in our neighborhoods, respond to urgent needs, and help us to plan ahead. Receive a free FHANC mug when you make your first monthly gift!

Life Insurance

There are a few ways to donate life insurance to Fair Housing Advocates of Northern California:
1) add Fair Housing Advocates Norther California as a beneficiary to your policy 
2) transfer ownership of a paid-up policy to Fair Housing Advocates of Northern California
3) take out a policy and make Fair Housing Advocates of Northern California the owner and beneficiary of the policy

Retirement Assets

​Retirement assets are one of the most beneficial gifts you can give to ​Fair Housing Advocates of Northern California. These funds grow tax-free until the time of withdrawal. With the innovative use of these assets, you can contribute generously to the FHANC as well as provide for your loved ones. Many taxes on these plans can be avoided or reduced through a carefully planned charitable gift. You may designate Fair Housing Advocates of Northern California (FHANC) as a beneficiary on a retirement plan e.g., 401(k), 403(b), or IRA life insurance policy, bank or brokerage account, and other types of deposit and investment accounts, as allowed by state law and offered by your financial institution. You may designate all or just a percentage of your policy, plan, or account.

​Tax note: Gifts of life insurance policies and retirement plans are considered non-probate assets and automatically bypass probate court. They are, however, subject to potential taxes, just like any property you own upon your death. Designating Fair Housing Advocates of Northern California as a beneficiary of your life insurance policy or retirement plan may allow you to avoid taxes that could apply if you were to leave these assets to heirs other than your spouse.
Bequests

​Making a gift to the Fair Housing Advocates of Northern California through your will or living trust is an easy and powerful way to sustain our fight for equal housing opportunity after your lifetime.

There are several ways to meet your estate planning goals. You may name us as a beneficiary to receive a specific dollar amount (“A sum of $100,000”) or a percentage of your estate (“50% of my estate”), or as a contingent beneficiary.

It is often easier to express your bequests as a percentage of your estate. Since your gift will remain proportional to your estate even if the value of your estate changes, you will not have to update your will as often.

When your attorney drafts your will, we suggest using the following language:“I give to Fair Housing Advocates of Northern California (FHANC), with its principal office at 851 Irwin Street Suite 218, San Rafael, CA 94901[(the sum of $___) or (all or ___% of my residuary estate)] to be used for its general purposes.”

If you decide to designate Fair Housing Advocates of Northern California as a beneficiary on an insurance policy, retirement, will or trust, simply provide the address and tax identification number, as follows, on your beneficiary designation form, will or trust:

Donor-advised funds (DAFs)

​Donor-advised funds (DAFs) have been around since the 1930s but were not formally recognized in the Code until the Pension Protection Act of 2006. Today, they are the fastest growing philanthropic vehicle.

DAFs enable donors to streamline their charitable giving. The funds will be invested with the potential to grow over time. Fair Housing Advocates of Northern California (FHANC) has a donor-advised fund through the Marin Community Foundation (MCF). Donors can support FHANC and its mission by contributing to FHANC’s MCF donor-advised fund.


MCF supports critical legal services provided by Marin’s core legal services providers, including FHANC, in areas such as housing, immigration, family law, and employment/labor disputes that can prevent low-income people from falling into poverty and homelessness. Positive resolution of legal matters can result in significant individual and community benefits, including higher incomes, better access to benefits, increased family stability and homelessness prevention.

DAFs have become popular because of their versatility. Some of the benefits of DAFs are:
  • Donors can maximize tax benefits.
  • Donors can donate appreciated assets without incurring capital gains.
  • Donors can involve family and create a legacy of giving.
  • Donors can reach the causes that they care most about with an irrevocable contribution.
  • Donors can select multiple investment objectives; and 
  • Donors can manage their investments online through the MCF Portal or with their advisor.
